The fitting-out process starts with the choice of an office location. Issues such as accessibility, technical performance, appearance, and operating costs are identified by WIAR through a market inventory. Based on this, the decision analysis of whether to stay or leave the current office building is prepared based on relevant criteria.


Once the Project is defined, the project organisation with the required specialism is started up. WIAR proposes a structure for this with a project group and, depending on the size of the project, a steering committee. In terms of content, working groups provide the information required for the project.

Approach to contract management

The traditional form of architect versus contractor is out of date, which is why WIAR adopts an integrated Contract Management approach to construction, remodelling and/or renovation. Being involved in the design from the very beginning creates interaction between the client, consultant, architect, construction management and market parties and allows bottlenecks to be resolved efficiently at an early stage.

Construction management

The construction management is responsible (as delegated principal) for the procurement and realisation of the desired housing plans, as set out in the building specifications and calculation drawings. As the executive director, the construction manager proactively directs and monitors your housing project in the implementation phase, including the following aspects:

  • Implementation planning & progress monitoring
  • Budget monitoring, preparing assessment & decision-making on any additional & less work
  • Quality requirements, working conditions, environment, safety & health
  • Information & communication on and around the project

Relocation management

To ensure that you get the interior you want, we map out the requirements and wishes together with you. This will then allow an (interior) architect to make a sketch design for the layout and interior. Once the design has been finalised and approved by the client, the various components of the interior design can be put out to tender and commissioned from suppliers

and contractors. WIAR can fully supervise this design and preparation phase for you and ensure that the aspects of time, money, information, communication and quality are fully controlled. This gives you time to focus on your company's core activities.
